Last Quarter, home sales less than $200,000 have declined significantly compared with Q1 of last year, however we have seen a huge increase in the amount of home sales between $200,000 and $300,000, as well as an increase in the 300-400K range as well. Overall, the number of homes sold is less – but the dollar amounts per home are significantly higher. As many say that the market is slowing down – I would say that depends on your perspective. Yes the number of homes is lower than a year ago – however the DOLLAR amount per home is significantly higher. If you look at the first quarter report for 2006, you see that in 2005 there were ZERO homes sold above $800,000, as compared to this year where there have been 2 in the first quarter. Over the next week or so I will be compiling the dollar amounts into my monthly market updates so that we can actually compare homes sold, to dollars sold.
It is definitely a time for out-of-state buyers to be seriously considering that FL home they’ve been thinking about for the past few years. With the abundance of sellers and investors currently selling their properties – you are sure to find several that are to your liking… then it becomes a price game. There are those who need to sell, and those who want to sell…Those that NEED to sell…will.
