Why I love living in sunny FL - reason #362.

What was today’s high back in MA? 37. Fahrenheit. Yikes. What were we doing down here with temps in the high 70’s? Well, we found a shady spot under a huge oak tree and enjoyed a fantastic parade.Life is good :).We went down to New Port Richey today for the Chasco Fiesta parade and had a great time. The F.W. Springstead Marching Eagle Brigade (based out of F.W. Springstead High School in Spring Hill, FL) participated, and as always they did not disappoint. All in all I was blown away by the sheer size of the parade - so many wonderful organizations sponsored and participated. Many beads were thrown in response to Read more

5 Reasons You Need a REALTOR®

  1. A real estate transaction is complicated. In most cases, buying or selling a home requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multi-page government-mandated settlement statements. A knowledgeable guide through this complexity can help you avoid delays or costly mistakes.
  2. Selling or buying a home is time consuming. Especially in a Buyers Market, homes in our area stay on the market for an average of 180+ days. And it usually takes another 60 days or so for the transaction to close after an offer is accepted.
  3. Real estate has its own language. If you don’t know a CMA from a PUD, you can understand why it’s important to work with someone who speaks that language.

  2. Develop a wish list of what you’d like your home to have. Then prioritize the features on your list.
  3. Select three or four neighborhoods you’d like to live in. Consider items such as schools, recreational facilities, area expansion plans, and safety.

Build Houses in Hernando County Florida and Sell Them for a $50,000 Profit in 3 Months!!!

Unfortunately folks - that ship has sailed - and it sailed around two and a half years ago. Got your attention though, didn’t I?

The issue with this attractive yet implausible investment strategy is that the average consumer really doesn’t know what the market is doing until (at least) 6 months later. Even REALTORS need 2-3 months to spot a trend. That’s not to say that the really good ones can’t predict trends based on past experience (somewhat accurately)…but even they never really know what’s happening until after it starts to happen.

For example - many people think the Real Estate Market here in Spring Hill, Florida peaked in 2005…some even think it peaked some time in 2007… In actuality, if you look at the market statistics, the market peaked Read more

How Much of a Mortgage Can I Afford?

Not only does owning a home give you a haven for yourself and your family, it makes great financial sense, too.

This calculation assumes a 28 percent income tax bracket. If your bracket is higher, your savings will be too.
