As a Potential Buyer - Are You Looking for “The Deal” or “The One”?
The biggest issue I keep coming across is buyers not making a distinction between wanting “The Deal” and searching for “The One”. These are two very different goals for Hernando County Real Estate and it’s important to know which one is the priority for you. Now - you absolutely CAN find both The Deal AND The One at the same time…but generally it’s not likely and if push comes to shove…you need to know which one is more important so that you know how to proceed.
You need to be willing to handle the carpet, paint, and kitchen yourself, in order to get the absolute best price for the property. Understand that if you’re looking for The Deal then the ultimate goal is to get the property for the lowest price possible and realize that you may have to invest a bit of your time and energy to make up for it. The buyer who is looking for The One usually starts off talking about The Deal but then is not satisfied with any of them…Then they find a “perfect” home and fall in love. This is not a bad thing! It’s an absolutely wonderful feeling when you walk in to a home for the first time and just breath that sigh of relief knowing that your search is over and this huge weight is lifted off your shoulders and you get all warm and fuzzy. That’s a magical moment right there… But as soon as you get that warm and fuzzy feeling, you need to understand that The Deal is out the window. You’ve found The One. Why do I say this? Why can’t you get both?
You CAN - but the chances of it actually coming to fruition are extremely slim because as soon as you find The One and you get that feeling, you will not want to let it go. You will do everything in your power to not lose this property because “This is The One!“ As soon as that happens, you lose the power to walk away from the house, and you stop thinking about The Deal and start thinking about “Those curtains go here” and “that painting would be great there”… Chances are, if you’re looking at Hernando County Real Estate with me, you are looking at homes that are already priced very well for the current market. When you do find The One…this is not the time to lowball! This is the time to come in with a strong offer in the hopes that you will not be out-bid by another buyer (homes that are priced well often receive multiple offers). If you lowball, chances are you won’t get the home…and that’s ok if you’re looking for The Deal…but not if you’ve found The One. When an investor is making offers on properties, they fully expect 19 out of 20 offers to be rejected. They’re looking for The Deal. If you have found “The One”, are you ok with losing it? Not a fun question…but an important one. Strategies should be different depending on whether you want The Deal or The One. With The Deal you’re throwing offers out, looking for properties that need work (i.e. excuses to come in even LOWER on the price) and expecting the vast majority of your offers to get laughed at, rejected, or even torn up! But once you find The One you may no longer be willing to go through that process. I’ve noticed a bit of a disconnect with buyers in Hernando County lately. Many of them don’t seem to be sure of what they’re really looking for…and sometimes they want too much (that’s not a bad thing). But if you truly want to reach your goal, you need to define it, and then define how you’re going to get it.
