Very Similar to Hernando Beach North - but with two major differences...
Hernando Beach South has more stringent deed restrictions - and because it's newer (the canals of Hernando Beach South were the last to be dredged before dredging was disallowed), it has a higher concentration of larger homes than Hernando Beach North.
Hernando Beach South also has freshwater canals with indirect access to the Gulf of Mexico. This means that as a boater, you must either:
- Use a marina that has direct gulf access or...
- Use the boat lifts to get from the freshwater canals of Hernando Beach South, to the salt-water channels of the Gulf of Mexico.
To some, this is not a big issue, to others it will break a deal. The up-side to this is that the threshold to purchase gulf-front property in Hernando Beach South will usually be more affordable than in Hernando Beach North or Hudson Beach (up to 25% less $ on average based on figures from 2006 year to date), while still providing the miraculous sunsets, great neighborhood, and all the nearby amenities of the Hernando Beach community.
